A cash back rebate is a commission discount legally provided by a real estate brokerage to a buyer after the successful closing of a home purchase. GRIH offers its buyer clients cash back rebates equal to the co-operating commission minus 1%. In Ontario, sellers generally pay up to 2.5% in co-operating commission to buyer agents. GRIH retains 1%, with the remainder being refunded to the buyer client as a cash back rebate—typically 1.5% of the purchase price, or around $15,000.

For every million dollars spent, the cash back rebate applies. In certain listings or locations, the co-operating commission may vary, resulting in a higher or lower cash back rebate. This tax-free money can be used for renovations, home maintenance, a well-deserved vacation, or any other purpose.

There is no cap on the amount of cash back you can receive, no minimum purchase price, no future obligations, and no administrative fees. How It Works: From First Call to Closing & Cash Back Rebate

When you first contact a Grih cash back agent, you’ll have the chance to ask about the cash back rebate program and discuss your personal preferences, areas of interest, and any factors that might impact your home-buying plans. If you choose to move forward, your cash back agent will go over the ‘RECO Information Guide’ with you. After signing, you’ll proceed to review and sign the ‘Buyer Designated Representation Agreement,’ which details the cash back rebate, along with the ‘Buyer Not Non-Canadian Warranty’ form.

Once the representation paperwork is finalized, your Grih cash back agent will begin a property search tailored to your needs or schedule showings if you already have properties in mind. When the perfect property is found, your agent will discuss an offer strategy and prepare the ‘Confirmation of Cooperation and Representation’ form, confirming the commission paid by the listing brokerage, as well as the ‘Agreement of Purchase and Sale’ to formalize the offer. Before signing the offer, your cash back agent will verify your ID as required by FINTRAC and the Proceeds of Crime (Money Laundering) and Terrorist Financing Act.

After the seller accepts the offer, the agreement will either be firm or subject to conditions such as inspection or mortgage financing approval. Once all conditions are met and the deal becomes firm, your lawyer will prepare the necessary documents to finalize the purchase and transfer the title on closing day.

Following closing, once Grih receives the co-operating commission from the listing brokerage, you will receive a cheque for the cash back rebate, and the transaction will be complete.

Are Cash Back Rebates Considered Taxable Income? Does It Impact Land Transfer Tax? Does HST on New Homes Change for Buyers?

It is generally accepted that a cash back rebate on a home purchase is considered a price reduction, meaning no income tax is owed. However, if the home is later sold, this rebate could impact the capital gains tax owed to the Canada Revenue Agency (CRA). Since tax situations vary depending on individual circumstances and REALTORS® are not tax experts, it’s recommended that buyers consult a tax professional regarding their specific cash back rebate.

In Ontario, buyers may be subject to Provincial Land Transfer Tax (PLTT), Municipal Land Transfer Tax (MLTT), and, for new homes, Harmonized Sales Tax (HST).

None of these taxes are impacted by cash back rebates, as they are calculated based on the value of the transaction.
